UK Stamp Duty Land Tax (SDLT): Current Thresholds, First-Time Buyer Relief & Surcharges

When purchasing a residential property in England or Northern Ireland, Stamp Duty Land Tax (SDLT) is one of the largest upfront cash expenses. Because SDLT is a progressive sliced tax (you only pay each rate on the portion of the price within that specific threshold), accurate mathematical calculation is crucial for budgeting your property purchase.

1. Standard Residential SDLT Slabs

For buyers purchasing their only or replacement primary residence:

2. First-Time Buyer Relief Thresholds

Qualifying first-time buyers enjoy substantial discounts on properties priced up to £625,000:

  • 0% SDLT on the first £425,000.
  • 5% SDLT on the portion between £425,001 and £625,000.
  • Price Cap: If the purchase price exceeds £625,000, no relief applies, and standard rates apply to the entire price.

3. The 3% Additional Property & Buy-to-Let Surcharge

If you purchase a secondary residential property, holiday home, or Buy-to-Let investment while retaining your existing home, an additional 3% surcharge applies to every tax band (including the zero-rate slice).

4. The 2% Non-UK Resident Surcharge

Individuals who have not been present in the UK for at least 183 days during the 12 months prior to purchase incur an extra 2% non-resident surcharge, which stacks on top of all standard rates and additional property surcharges.

5. Worked Example: Buying a £450,000 Next Home

First £250,000 at 0%: £0
Remaining £200,000 (£250k to £450k) at 5%: £10,000
Total Stamp Duty Payable: £10,000 (Effective rate of 2.22%).
